3 Phase Project Assistance

There are 3 phases to the Ready 2 Build Homes planning and oversight of a construction project....(1) The Initial Needs Assessment, (2) Establishing the Master Project Plan and (3) The Construction Process and Project Completion

Phase 1 … The Initial Needs Assessment…Loan Pre-Approval
The key is the initial intake consulting appointment. This is where the framework of the project emerges, the broad strokes, general information. The Initial Needs Analysis provides a snapshot of the desired outcome.
We go over a comprehensive set of questions and weave your answers into information that will be presented to the lender to judge the qualifications of the borrower and the project, as it appears on paper. Once the lender has given pre-approval or pre-qualification, Phase 1 concludes.

Phase 2 … Establishing the Master Project Plan…
We take the information from the Initial Needs Analysis and get very specific…we now begin to prove what began in overview. Land is purchased, if not already owned, plans are expedited, pre-construction activities begin, appraisal, title report and insurances are arranged, the quoting process begins preparing for the cost breakdown and building budget.

This phase will required detailed accuracy because it is on this information the loan will fund. The Master Project Plan is set up to maintain oversight of all the professionals involved, the paperwork and documentation. A cross communication line is set up, via email, as the New Home Team works to provide for efficient delivery of information and successful close of escrow/loan funding.

There may be, in addition to your New Home Construction Consultant, a Real Estate Agent, Loan Officer, a Materials Supplier, Designer, Engineer, a Builder or Contractor. Again, it is the mission of Ready 2 Build Homes to explain, facilitate and streamline a complicated process.

This phase ends in the loan funding, which is really a line of credit to draw from for the building project. In many cases, it is also the qualifying event for the permanent loan that will be obtained at the completion of the project.
