Phase 3 … The Construction Process … Project Completion
As they say, now “It’s Show Time!” Time to finish up the work needed to obtain the final building permit. Time to begin to make final decisions on finishings and interior materials selection, get subs lined up and scheduled, take lots of deep breaths, and proceed to the breaking of ground. A short chronology of the building process follows:

• Dig Footings and prepare for Foundation
• Foundation walls
• Underslab plumbing, wall check survey, partial backfill.
• Grade basement, pour basement floor, dig & install water & sewage laterals, set structural steel, pour garage slab.
• Rough Framing
• Complete exterior sheathing, set exterior windows and doors, set interior stairs, apply roofing
• Exterior finish, plumbing rough-in, HVAC rough-in, backfill & rough-grade
• Electric rough-in, install water meter, install furnace, hang garage doors
• Form & pour concrete steps, install insulation, install electric meter.
• Hang & tape drywall, hang gutters & downspouts, 1st coat drywall.
• Lay wood floors, interior trim, final grade, install kitchen cabinets and vanities, install ceramic tile.
• Prime paint, drywall point-up/sand, final paint, set countertops, sand and finish floors.
• Paper hardwood floors, hang electrical fixtures, set kitchen appliances, set plumbing fixtures.
• Lay carpet/vinyl, final survey, set finish hardware, hang shoe mold, final clean.
• Final Inspection
• Clean Up, Landscaping and Fencing
