Your Land
One of the most important hurdles in a construction-to-permanent loan is securing
the land in a timely manner. This is especially true in high-demand areas where
prices are increasing. It takes expert cooperation and communication. Issues
with closing the land are the most common reason projects fail to complete. If
you utilize experienced professional services and participate in a timely manner,
most difficulties can be worked out.
We will assist everyone involved in determining and meeting an appropriate time
line. For a construction-to permanent loan, it is best to secure an escrow time
of no less than 60 days
anything less is difficult, under the best of circumstances.
You do not need to have your Building Permit.
You will need a full set of plans, completely engineered and stamped
to your particular parcel of land and accepted by the building jurisdiction
for Plan Check to close the loan. We provide a Regulatory Disclosure
Checklist early on in the process.
You have a certain amount of time, without penalty or loss of deposit, to research
the land, review or get soils testing, site visits and reviews by local professionals
and do your due diligence. Use that time well and do not hesitate to cancel the
transaction if all does not go well
or ask for more time.
